CYPRESS — Just as M/I Homes is closing out in several communities after fast-paced 2020 sales, the builder is moving into several new communities, securing more than 1,100 homesites.


M/I Homes has already started sales in Harper’s Preserve, where it has 99 homesites in the gated Conroe community. The builder is pulling floor plans from its Smart Series for homes on 40- and 50-foot homesites. The homes on the larger properties will be from the $250,000s. Pricing for homes on the 40-foot homesites has not been determined.


M/I Homes is also offering seven designs from its Luxury Series for 80- and 85-foot homesites, with pricing from the $490,000s.


“With only 13 of these generously sized properties, we expect sales to move quickly,” said Jay McManus, Houston Division President for M/I Homes.


The builder will open two model homes in Harper’s Preserve.


Sales are expected to begin by the end of the year in Shipman’s Cove, located near Highway 6 and Fort Bend Parkway in Fresno. M/I Homes has 137 50- and 60-foot properties in the community and will offer homes from its Smart Series and Premier Smart Series.


“This is one of our first Houston-area communities that will feature 50-foot Premier Smart Series home designs,” McManus said. “This series offers more customizations for structural options like added bedrooms or a media room as well as more outdoor living options. Popular in Dallas, Austin and San Antonio, we think these floor plans’ mix of options and affordability will be appealing here in Houston, as well.”


M/I Homes will build two model homes in Shipman’s Cove, one for the 50-foot Premier Smart Series and another for the 40-foot Smart Series. M/I Homes is developing the community jointly with Ashton Woods Homes.


M/I Homes also is developing Pinewood, a Splendora community near the Grand Texas Theme Park along Highway 69. The builder is tentatively planned to have 338 homesites in the community with sales expected to begin in early 2021. Pricing has not been determined.


Finally, the builder is slated to begin sales in mid-2021 in Marvida, a Land Tejas community in Cypress. M/I Homes will have 551 40- and 50-foot properties in the community.


“We’re very excited about Marvida and have chosen to invest heavily into the community,” McManus said. “An excellent location near the Grand Parkway and an outstanding amenity package should be very appealing to new home buyers.”
